Why the Trim, Crown Molding, and Built-Ins in Katy Homes Keep Opening Up Gaps

It is one of the most common calls we get from homeowners around Katy. The trim looked perfect the day it went in. A year or two later there is a hairline opening at every inside corner of the crown, a thin shadow line where the baseboard meets the floor, a built-in bookcase that has quietly pulled away from the wall on one end, and a pantry door that rubs in August but swings fine in February.
Most people assume the carpenter cut corners. Sometimes that is true. But in Katy, Cinco Ranch, Cross Creek Ranch, Fulshear, and out through west Houston, the more common answer is that the trim is doing exactly what it should while the house underneath it moves. We are a father and son shop building custom carpentry in Katy, and this is the single most misunderstood thing about finish work in our part of Texas.
The gap usually starts in the dirt, not in the wood
Katy and west Houston sit on the Gulf Coast Prairie, and the soils across that band between the Colorado and Trinity rivers are heavy clay. One of the most extensive of them is the Lake Charles series, and its official type location is in Fort Bend County, essentially in our backyard. Its official series description from the USDA Natural Resources Conservation Service is worth reading if you have ever wondered why your slab has a personality.
That soil is classified as a Vertisol, which is the soil order defined by shrinking and swelling. It runs 45 to 60 percent clay. The clay is smectitic, meaning it is the mineral family that swells when it takes on water and contracts when it dries. And here is the number that should reframe how you look at that gap in your crown molding: according to the NRCS series description, when this soil is dry it opens cracks 1 to 5 centimeters wide at the surface, which is a half inch to two inches, extending to a depth of 30 centimeters or more, and those cracks "remain open for 60 to 90 cumulative days in most years."
Two inches wide. A foot deep. For two to three months out of the year, in a typical year. That is not a rare drought event. That is the normal annual behavior of the ground your slab is poured on.
The same description adds a detail that explains why the swing is so violent: "Water enters the soil rapidly when cracked, but very slow when wet and cracks are closed." So the clay drinks fast through open cracks, swells shut, and then sheds water. It does not ease from dry to wet. It slams.
Our rainfall pattern feeds that. National Weather Service normals for Houston Intercontinental put the annual total at 51.84 inches, but it does not arrive evenly. February normals sit at 2.97 inches while June runs 6.00 inches. Add a hot, dry August, then a wet fall, and the soil around a Katy slab spends the year expanding and contracting on a schedule.
What a moving slab actually does to finish carpentry
A slab does not usually move as one flat plate. The soil at the perimeter dries out and rewets much faster than the soil buried in the middle under the house, because the edges are exposed to sun, wind, landscaping, and roof runoff. So the outside of the slab rises and falls more than the center does. The result is a very slight, very slow bowl or dome that changes shape with the seasons.
Finish carpentry is the most sensitive thing in the house to that. Framing has tolerance built into it. Drywall has joint compound and paint. But trim is precision work fitted tight to specific surfaces, so it is the first thing to report the movement. What you see is:
Inside corners of crown opening a line at the top. Baseboard showing daylight along a floor it used to sit flat on. A long run of casing with a seam opened somewhere in the middle. Built-ins separating from the wall at one end while staying tight at the other, which is the wedge shape that tells you the wall moved, not the case. Interior doors that bind on the strike side one season and swing free the next.
The tell is direction. If gaps around a room all lean the same way, wider at one end of the house and tighter at the other, that is the slab talking. If one single joint opened and everything else is tight, that is usually the joint.

This part gets misused a lot locally, so we want to be straight about it. A 2025 review of a century of groundwater and land subsidence studies in the greater Houston region reported that "the highest current subsidence rate, approximately 3 cm/year since 2020, occurs in the Katy area, Fort Bend County." Katy genuinely is the fastest-sinking part of the region right now.
But subsidence is regional and broad. It lowers a large area more or less together, gradually, over years. That matters for drainage and flooding, and it is worth caring about here. It is not what opens a line in your crown molding between June and September. That is the seasonal, uneven shrink and swell of the clay right at your foundation, working on a months-long cycle instead of a decades-long one. Anyone who blames your trim gaps on subsidence is guessing, and unlike subsidence, the clay cycle is something you can actually manage.
How we build and install so seasonal movement does not show
You cannot stop a slab in Katy from moving. What good carpentry does is decide in advance where the movement is allowed to go, so it lands somewhere invisible instead of in the middle of a finished face. A few of the choices that matter most here:
Long runs get scarf joints landed on framing, not butt joints landed on air. A square butt joint between two lengths of baseboard or crown opens into a dark line the moment anything shifts. An angled scarf joint keeps the two pieces overlapping as they move, and glued and fastened into a stud it acts like one continuous piece.
Crown gets tied to structure at both the wall and the ceiling. Wall plates and ceiling framing do not always move in perfect agreement. Fastening crown into the top plate and into ceiling framing or added blocking lets the molding bridge that relationship instead of being pinched between two surfaces that are arguing.
Built-ins are anchored as a box, then met to the wall with separate scribe pieces. This is the detail that saves bookcases and entertainment centers in Katy homes. If you fight the case itself into a wavy, moving wall, the case racks and the doors go out of alignment. We anchor the carcass to structure at deliberate points so it stays square and plumb, then let a separate scribe molding or filler do the touching. When the wall moves, the scribe absorbs it. The box stays a box.
Toe kicks and the floor line stay a controlled joint. Floors in this climate move too, especially engineered and solid wood. Building a rigid, permanently sealed connection between a tall case and a moving floor is how you get a cracked face frame. A clean, serviceable joint at the base gives that movement somewhere to go.
Wood is sized and finished for our humidity, not for a catalog. Wide panels are given room to move, panels float rather than getting glued solid, and everything gets sealed on all faces including the backs and edges so it takes on and gives up moisture slowly and evenly. None of that shows up in a photo. It shows up three summers later, when the room still looks the way it did on install day.
What to do about gaps you already have
If you are looking at openings right now, the sequence that saves you money is boring but effective.
First, note the season. Movement gaps are seasonal, so a gap measured in September may partly close by March. Repairing at the widest point of the cycle is the right move, because repairing at the tightest point means the repair gets crushed later.
Second, look at what is feeding water to the soil at the perimeter. Downspouts dumping right at the slab, irrigation that soaks one side of the house and not the other, flowerbeds that stay wet against the foundation, and large trees drawing moisture out of the clay on one side all create the uneven wet and dry condition that does the damage. Evening out moisture around the foundation, including during our dry stretches, is the cheapest thing a Katy homeowner can do for their trim. Texas AgriLife Extension and foundation engineers both make the same general point: consistency matters more than quantity.
Third, tell the difference between finish work and structure. Cosmetic seasonal gaps are normal and repairable. Doors that will not latch, gaps that run diagonally across the whole house, cracked tile lines, and separations that keep getting worse year over year are a foundation conversation, not a trim conversation. Re-trimming over a moving slab just buys you the same problem next summer.
Why this matters when you hire a carpenter in Katy
Plenty of trim gets installed here by crews who work fast, cut to standard angles, caulk the difference, and are gone. On install day it looks fine. The Katy clay cycle finds every one of those shortcuts within about two seasons.

Frequently Asked Questions About Trim and Crown Molding Gaps in Katy Homes
Is a gap in my crown molding a sign of bad carpentry or a foundation problem?
It can be either, and the pattern usually tells you which. One isolated open joint with everything else tight is typically a carpentry issue, often a butt joint or a mitered inside corner that had nowhere to move. Gaps that appear all over a room or a whole side of the house, especially ones that widen and narrow with the seasons, point to the slab responding to the clay underneath it. Sticking doors and diagonal cracking alongside the trim gaps push it further toward a structural conversation.
Why is this worse in Katy than in other places I have lived?
The clay. The soils across the Gulf Coast Prairie our area sits on are high in smectite, the clay mineral that swells with water and shrinks without it. The USDA description for the Lake Charles soil, whose type location is in Fort Bend County, notes cracks a half inch to two inches wide opening a foot deep and staying open for 60 to 90 cumulative days in a typical year. Add roughly 52 inches of rain that arrives unevenly and a long hot summer, and finished woodwork here lives on a moving platform that homes in drier or rockier regions do not have.
Should I wait before having the gaps repaired?
Usually yes, at least long enough to see where the joint sits at the widest part of the cycle. If a gap is filled at its tightest point, the surrounding material gets compressed when things expand again and the repair fails or pushes out. Watching a joint across a wet season and a dry season also tells you whether you are dealing with a one-time settle or an ongoing seasonal swing, which changes how it should be fixed.
Can caulk fix it permanently?
Caulk is a finish material, not a joint. It hides a gap for a season or two and then splits along the same line, because the underlying pieces are still moving and caulk has no strength across a joint that keeps opening. The durable fix is to correct how the pieces are joined and fastened so movement is absorbed by the connection, then use caulk only for the final cosmetic seal. If someone proposes caulk as the entire repair for a recurring gap, expect to see the gap again.
Does watering my foundation actually help my interior trim?
Indirectly, yes, and it is one of the few things fully in a homeowner's control. The damaging condition is not dryness by itself, it is unevenness, when one side of the slab dries and shrinks while another stays wet and swollen. Keeping moisture around the perimeter reasonably consistent through drought stretches, along with directing downspouts and irrigation away from creating soggy and parched zones, reduces how far the slab flexes. Less slab movement means less movement transferred into the crown, casing, baseboard, and built-ins fastened to it.
